We strongly advise you to do this. It is best to reserve a room even if it means to pay some sort of deposit with us or another landlord. This way you at least have a place to stay, even if it is temporary. The worst thing would be not knowing where you are staying. What is a holding fee? You may be asked to pay a non refundable holding deposit or reservation fee if you agree to rent a property from any Landlord but have not yet signed the contract. This fee covers any costs that the landlords may incur if you later change your mind. The holding deposit will be put towards the full deposit that you pay once you have signed the contract. It is best not to pay any money unless you are absolutely sure that you want to live at the property. Some landlords/agencies will give you a few days after you have paid a holding fee to change your mind - find out how long you have to decide before you would lose your fee. Unlike most landlords, we know how tight money can be, we just require a Deposit for the chosen property!!! What will I need to bring with me to private accommodation? You will need to provide your own bedding, towels and kitchen utensils. This is for your own personal hygene and choice, for example some students do not eat meat, some do. Is it necessary to get insurance for my possessions? This is recommended because a landlord's insurance won't cover your possessions. Look for a policy that insures your possessions in and outside the home, during term time and vacation and also one that covers you for accidental damage in respect of the landlord's property. Some policies will cover you for "walk-in" theft where there is no evidence of a break-in (builders leaving front doors open, for example), others won't. There are specialist student insurers such as Endsleigh or you may wish to try banks or building societies now offering student insurance. If you intend to rely on your parents' home contents insurance you should check that their policy does not exclude student cover and that it will cover you during vacations as well as in term. Their policy may also not cover you in the event of a "walk-in theft" where there is no evidence of a break-in. You may need additional cover for laptops, mobile phones, etc Does a contract have to be in writing? No, but it is better if you do get a written contract. That way there can be no arguments over how much the rent is, what date it's payable, etc. Can a landlord enter the house whenever he wants? Access may be needed for maintenance or routine inspections. However, you should be given 24 hours notice of this (unless it is an emergency) and if there are good reasons why this is not convenient you can ask for another time. Landlords should not let themselves into your property without your permission. I signed a joint contract with a fixed term of a year but I want to leave now even though the tenancy isn't due to end for several months. Can I do this? You are bound by the contract to pay until the end of the fixed term unless your landlord agrees to release you from the contract. You will need to talk to your landlord about your reasons for wanting to leave. You will probably be required to find someone to take your place in the tenancy.
